Who We Are
Belmont Estates is a residential community situated on the northwest section of Tortola, British Virgin Islands. The community is a mix of permanent residents, both local and expatriates, as well as part time residents. Approximately 150 parcels of land comprise the Estates. About 50 homes have been built. The community sits on the hillside along two of Tortola’s finest beaches, Long Bay and Smuggler’s Cove. Because of the geography, most homes offer expansive ocean views. Many residences are also within walking distance of one or two beaches. As a result, Belmont Estates is one of the premier vacation locations on Tortola with many owners offering their properties as rental villas in the months they are not present.
Roads and Walking
Although Estates roads are private, our community welcomes the recreational use of the roads by residents throughout Tortola. Even during the mid day sun, many sections of the Estates roads are still shaded making it ideal for walking, jogging or biking. In fact, you’ll find people from all over the island coming to Belmont Estates to exercise. A number of athletic competitions take place in and around the community. As as a result, roads are kept in their natural condition whenever possible providing a good balance between vehicular, pedestrian, and bicycle traffic.
Covenants common to Belmont deeds
Property owners are bound by Belmont Covenants that run with the land. Owners are required to obtain approval from an Architectural Review Committee before being allowed to build. Environmental issues, soil erosion, rain water management, and building architecture that have an effect on neighbors are all taken into account during the approval process in efforts to maintain harmony within the community.
Governance
To govern the community, a Board of Directors is elected by the members to run the affairs of Belmont Home Owners Association. The Board oversees the day to day operations of the Estates including road work, accounting, public relations, environmental awareness, infrastructure, and communications.
